Rental criteria

We use the same criteria for every applicant and every home we manage. Please read them before you schedule a tour or apply. If you have questions, email [email protected] or call 912.521.7117.

Who applies

Every adult 18 or older who will live in the home completes their own application. Each applicant shows a valid government-issued photo ID.

Income

Combined gross monthly income for the household must be at least 2.5 times the monthly rent. We verify income with pay stubs, an offer letter, bank statements, benefit letters or other reliable documents.

Credit

A credit score of 600 or higher is required.

Rental history

Applications are declined if an applicant owes an unpaid balance to a current or former landlord.

Bankruptcy

Applications are declined for a bankruptcy that has not been discharged, or one filed in the last 2 years.

Criminal history

We review criminal history as part of the application, not before a tour. Applications are declined for a felony conviction within the last 7 years for distribution of illegal drugs, a violent crime, or destruction of property (such as arson), or for any sex offense conviction.

Animals

Pets are allowed only where a listing says so, up to 2 per home, with a $500 nonrefundable fee per pet. Assistance animals are not pets: no pet fees or breed or size limits apply, and you can request one at any time.
